Title insurance

Usually a few hundred dollars; many lenders require it.

Appraisal

CMHC puts it at $250 to $350. Some lenders pay it.

Adjustments

Refunds to the seller for property tax, utilities or condo fees prepaid past closing.

Moving

Movers or a truck, and utility hookups.

Other

A condo status certificate, a survey, water or septic tests.
